Buyers: Typically my clients find their new home within the first five houses they see, however, it depends on the status of the market. To help the process along, we always eliminate properties that don't meet your criteria.

Sellers: The price, condition and location are the most important factors. If these are set appropriately according to the market, a home typically goes under contract within a week.

Traditionally, a seller will pay for a buyer's broker, however, there are changes to these expectations beginning in August 2024. Moving forward, buyers will be required to sign an agreement. I always offer a "get out of jail free" card so that we can see if we are a good fit to work together first. To learn more about the updates as of fall 2024, read my blog post here. This will always depend on if there are other offers on the table. The great news is that I understand what works well offer-wise from both the buyer and seller's perspectives. I always write a clean, strong offer that buyer's feel confident about and seller's are excited to accept.

This really depends on the situation. Every time you counter, you terminate the previous offer. It opens up opportunity for you, but it also does the same for others interested in the property. Sometimes countering over small details isn't worth losing the deal. I always guide my clients and help determine the best strategy based on the exact situation.
