Selling a home is rarely easy, especially when showing requests arrive during the busiest part of the week or at the worst possible time. Fortunately, a few simple home showing preparation habits can make it much easier to keep a home looking good for potential buyers.
First Impressions: Start Your Home Showing Preparation at the Front Door
Much of the work involved in getting a home ready for showings comes down to creating a good first impression. The front entry isn’t just the most obvious place to start. It’s also usually one of the most important, since it tends to become a dumping ground for the whole household.
Having a designated place for daily mail, shoes, bags, and other everyday items can make the difference between a five-minute cleanup and a 10-minute scramble, especially with kids or pets in the mix.
Showroom Areas: The Kitchen and Baths
Kitchens and bathrooms see constant use, which means counters and other surfaces can quickly collect grime and clutter. A quick wipe-down after use, especially before bed, is usually all it takes to keep these rooms looking presentable for a morning showing.
None of these areas need to be spotless or completely free of clutter. They just need to be tidy enough that a last-minute notice from your agent doesn’t throw off the whole week.
Storage Spaces: Closets and Cabinets
Clutter tends to hide in places people don’t think about, and storage spaces are a common culprit. Closets are often among the first things buyers inspect, so keeping what’s inside reasonably tidy can make a real difference.
If the space feels crowded, boxing up a few things for donation or an eventual move can help it look larger and more organized. Moving unwanted furniture out sooner rather than later can also make the home feel more open and reduce work later. Closets tend to photograph better once items tucked into the back have been cleared out.
Light and Smell
Lighting and scent can strongly influence a buyer’s first impression of a home, and neither takes much effort to manage. Open the blinds before heading out to work, take the trash out more often than usual, and crack a window after cooking with strong spices.
Buyers tend to notice these things within the first 30 seconds after walking through the door, whether they mention them or not. Making these quick checks part of your home showing preparation routine can help your home feel more inviting without adding much extra work.
