Selling a home in Albuquerque (or anywhere, really) is a complex and emotional process, and unfortunately, scammers often target unsuspecting sellers. But you can protect yourself from fraud by staying vigilant and learning to identify red flags.
Here are some key tips to spot and avoid scams as a home seller.
1. Recognize Common Scams
Safeguarding yourself from scams begins with understanding common tactics. Here are a few prevalent scams:
- Overpayment Scams: A buyer offers more than the asking price and requests a refund for the overage. Later, their payment bounces or is fraudulent, leaving you out of pocket.
- Fake Escrow Companies: Scammers create fake escrow companies or websites to trick you into depositing funds.
- Phishing Attempts: Fraudsters may send emails or text messages pretending to be a legitimate party, such as a lawyer or real estate agent, to access sensitive information or request money.
- Too-Good-To-Be-True Offers: Unusually high offers from buyers who pressure you to close quickly without proper inspections or due diligence can be suspicious.
2. Verify Identities
To protect yourself from scammers, you must always confirm the identity of anyone involved in your home sale. Here’s how:
- Ask for Documentation: Request a copy of the buyer’s ID and proof of funds or pre-approval from their financial institution.
- Verify Professionals: If someone claims to be a real estate agent, attorney, or escrow officer, check their credentials through their respective licensing body or professional association.
3. Beware of Unusual Communication
You should pay attention to how potential buyers communicate. Scammers often:
- Use vague or generic language in emails or texts
- Avoid in-person meetings or phone calls
- Request private details or money through unconventional means like wire transfers or payment apps
4. Stay Alert to Payment Red Flags
Payment issues are another major indicator of fraud. Be cautious if a buyer:
- Proposes complex or unusual payment arrangements
- Insists on paying the deposit or full amount in cash, especially without proper documentation
- Uses suspicious payment methods or provides checks that take an unusually long to clear.
5. Use Trusted Professionals
Hiring reputable real estate professionals can provide an extra layer of protection. Work with licensed agents, attorneys, and escrow companies with a proven track record. They can help verify buyers, handle contracts, and ensure the transaction meets legal standards.
6. Secure Your Personal Information
Scammers often target sensitive personal details. For protection, avoid sharing your bank account or Social Security Numbers. Also, be cautious when sharing access to online property listings with full details, especially if they’re not on a secured platform.
7. Follow the Paper Trail
Ensure all agreements are in writing and avoid verbal commitments. Always read and understand contracts before signing. If something seems unclear, consult your agent or attorney for clarification.
8. Trust Your Instincts
If something feels off about a buyer or transaction, trust your gut. Scammers often rely on pressuring sellers into hasty decisions. Taking the time to evaluate offers and consult professionals can save you from costly mistakes.
